Tender proposal for the renovation of Palazzo Querini DUbois

Palazzo Querini Dubois also known as Zane Giustinian Dubois Querini is located in Venice in the sestiere of San Polo. The original core of the palace-ground floor, main floor, and mezzanine floor-dates back to the late 1400s and was built by the Zane family, while the current facade with the elevation of the second main floor dates from around 1560 when the palace was converted exclusively to a residence and lost its original commercial function as a casa fontego. The project verifies some compositions of settleable functions taking into account not only a possible demand from the local market at different times of the year, but also the preservation of architectural and typological-distributive characteristics of the building and municipal regulations. In the different aggregative solutions, the study analyzes the hypothesis of restoring, however, always on the ground floor, the original commercial vocation also open to the city, and to settle on the upper floors a functional mix that can be the subject of different combinations by the future managers of the building:
Hybrid Palace_composition of settleable functions that provides the ground floor with commercial vocation, the mezzanine to tertiary for co – working activities, with rooms for training, meeting and meeting rooms of different sizes. The main floor for exhibition spaces or events of various kinds. From the second noble floor to the attic residence/forest supporting other activities.
Hybrid Palace + hospitality_composition of settling functions that provides the ground floor with commercial vocation, the mezzanine to tertiary for co – working activities, with rooms for training, meeting and meeting rooms of different sizes. The main floor for exhibition spaces or events of various kinds. From the second noble to the attic accommodation activities with 18 rooms to support other activities.
Open portego + hospitality_composition of settleable functions that provides the ground floor with commercial vocation as in the previous solutions and from the mezzanine upwards receptive activity with 31 rooms to support the other activities. The attic floor houses exclusive convivial space: lounge club with cocktail bar, with altana from which to enjoy an amazing view of the entire historic center of Venice.
