Concept design for a student housing in Mestre

Solution A, among five first concepts, was further deepened, with a descent of scale that allowed for the articulation of different housing typological solutions, verifying their dimensional requirements in comparison between the needs of the promoters and the current regulations and guidelines. From the point of view of the settlement system, the two building bodies initially pla-ced perpendicularly to via Ticozzi, now find a non-parallel lay-out betwe-en them that allows a greater expansion of the equipped courtyard. It was also imagined to articulate the overall height of the factory bodies, as-suming a sloping relationship between the two transversal bodies towards the water, with the settlement of part of the recreational activities dedica-ted to the complex placed on the roof of the progressively lower body. On the ground floor, the strategic placement of the vertical connection cores at the junction points close to the entrance/reception hall and visible from it are counterpointed by the distribution of the different recreational activities along the ground floors of the different “arms” of the complex. This distri-bution also organizes the different characters of the open spaces, from the most private courtyard, of probable mineral character as it is built above the basement parking lot that organizes the share of the parking spaces required by the regulations, to the green areas of full permeability that di-stribute to the different recreational activities in the southern portion of the lot towards the water.
Another portion of the normative amount of parking spaces is organized flush around the building, along the north front and a portion of the south front of the lot facing an existing building of logistics use. However, these areas will be affected by the planting of new tall trees and drainage surfaces. The placement of the parking plan on a basement level may allow on the one hand a circumscription of the demolition of some provisional works at the current state already carried out for previous intervention, and on the other hand also the realization of an architectural mediation between the spaces of the reception and the interface height both with the street and with the open garden spaces.
